1) Pricing is critical. One of the most important factors in the sale of a home is pricing it appropriately for its location, style, condition, and improvements. It should be “comparable” to similar homes
2) Staging. How we live in a home is much different than how we sell a house. According to the National Association of Realtors® staging a home can generate a return of 8% to 10% more! When assessing budgets, the order of importance is curb appeal, kitchen, then baths. And color. Color will give the best return on investment.
3) Passive Marketing vs Proactive Marketing. A marketing plan designed specifically for your home, an aggressive target marketing approach, is what will get your home sold for the most money possible, in the quickest amount of time.
4) Location. Busy streets or a bad view are deterrents. Change the perception, plant trees, put in a fountain, draw attention away from the negative.
5) Obsolete Properties. Some homes are problematic with a limited market appeal but even those eventually get sold if priced accordingly.
6) No One is Buying in This Area. There are still nurses, doctors, attorneys, store owners that serve the community so desirable homes do sell.
