A True Story
Mikes dream was to live on the water someday. He loves to fish – a lot. Sadly, his wife had passed, and as difficult as it was to part with so many good memories, it was time for him to move on. He listed his home with a good friend whom he trusted and liked.
Well, 4 months went by with no offers. Mike finally called his friend and was told he had a ‘flawed property’ (yes, there was a small local mall behind him), and he had to lower his price. Mike said, “I was so disappointed and frustrated, I really didn’t know what to do.”
After 6 months when the listing ended, Mike called us (we were referred by a mutual friend). He fully expected us to tell him … ‘Lower your price’. Just the opposite! We told him to raise the price by $5,000 – but he must make some simple changes. (Sometimes simple changes can make a dramatic difference). Mike’s home sold in 6 days above the new asking price.

Another True Story
Laura & Jerri had raised their family in that home filled with good memories. But after the boys moved out, the house was just to big for the two of them. It was a spacious home, in fact one of the larger ones in the neighborhood, and they were sad to leave.
The agent they hired the first time around was an experienced agent – a top producer. Laura told us, “after she listed our home, we hardly heard from her”. And with 6 months on the market, having done some minor upgrades & several price reductions – and still no offers – they took the house off the market. But now what! Their newly constructed home was ready to move into. Do they move & take the furniture with them? Leave some of it?

Alice and Dan were moving to Florida. Their home had been on the market for almost 7 months with no solid offers. They liked the agent, but his suggestion was always to lower the price. Alice call me to meet with her and Dan. After making some simple changes and new professional photos, (we did not lower the price), we put the property back on the market.
